In complex instances, additional service charges may apply, which will be communicated to you after the lawyer has reviewed the case. We will ask the lawyer to prepare the opinion after receiving your acceptance and payment. The lawyer will prepare the Legal Opinion based on the materials given, and a soft copy will be sent to you via email. A hard copy of the Legal opinion, as well as any documents you submit, will be sent to your address.

2. Agreement / Deed Drafting

We can draft agreements, contracts, and deeds for any property-related objectives. This can contain drafts of the Sale Agreement, Sale Deed/Conveyance Deed, Gift Deed, Will, Partition Deed, Settlement Deed, and so on. Place your order and give us the relevant documents and information via email or courier, whichever is more convenient. We shall forward the materials to our appointed lawyer for preparation and vetting of the Agreement / Deed for the specified objective.

The draft will be created with the primary goal of preserving your interests and guaranteeing that any transaction you enter into is legal and offers you / your successors peaceful possession of the property. Once the draft is complete, we will send it to you via email so that you can utilise it for its intended purpose.

3. Registration Assistance

We can help you register the Sale Deed, Gift Deed, or any other deed for your property with the appropriate jurisdictional Sub-Registrar’s Office. We can walk you through the procedure and have our representatives/lawyers accompany you or your designated Power of Attorney holder. In circumstances when you are unable to be present and require our legal representation, we can act as your Power of Attorney for an additional fee.

Place your order and send us the Deed draft format, previous sale deed copy, latest property tax payment receipt copy, Patta & Extract copy, or courier it to us, whichever is most convenient. We send the paperwork to our appointed lawyer to check the registration costs and stamp duty charges that apply.
We will then assist you in obtaining the payment instruments (DD) for the registration and stamp on time, if necessary. We will assist and advise you on TDS deductions that may be applicable.

If you are unable to be physically present for the registration, we can assist you in preparing a special Power of Attorney (POA) for a family member or relative to represent you in this case. In the case of NRIs, POA adjudication is required, along with additional expenses and a stamp fee.

Our executive and lawyer will be physically present with you or your POA holder during the registration process. We will guide you through the procedure to ensure everything runs well.

4. Rental Agreement Assistance

We can assist you in drafting a comprehensive rental agreement that will safeguard your property and rights. 5. Patta Issuance / Transfer

Place your order and give us scanned copies of the relevant documents via email or courier, whichever is more convenient. All orders are taken on a research basis only, to ensure viability. Once the feasibility has been determined through investigation, we will notify you of any extra documents required and our service costs for the same. If this is not possible, we will notify you of the specific reasons why the order cannot be completed.
Remember that, while the process is the same, its application and documentation requirements may differ from property to property. Once you confirm and pay, we will apply for the Patta along with the necessary supporting documentation.

We perform the running about and follow-up till the process is complete. However, the issuance/transfer of Patta is strictly based on local authorities’ procedures, supporting paperwork, and the property’s eligibility criteria. Once the Patta has been received, it will be delivered to your address. International shipping will incur an additional fee.
