Revenue records / paperwork check
We compare the Patta, Chitta and Adangal with the registered parent deed and look for differences in owner names, extents, survey numbers or land use. You get a clear list of any mismatches, so they can be corrected before you commit money or go ahead with a sale.

Property registration support
We prepare and review the sale deed and supporting papers, check that stamp duty and registration charges reflect the applicable value, and coordinate your visit to the Sub-Registrar's office. The registration itself is carried out by the Registration Department once the documents are in order.

We first check whether the Patta update is progressing through the registration and revenue process or needs a separate application. We collect and organise the sale deeds, parent deeds, Patta, encumbrance certificates, survey details and approvals, often going back several decades, so that your advocate can give a written opinion on title. Pinewood coordinates the documents; the legal opinion itself comes from your advocate.

TDS consulting
Where a property is bought above the prescribed value, tax has to be deducted at source and deposited. We coordinate the transaction-side paperwork, including Form 26QB and the certificate to the seller. The tax computation and filing are handled by your chartered accountant where required.

Registration & Transfers
EB / water / property-tax name transfer
After a purchase, electricity, water connections and property-tax accounts stay in the previous owner's name until they are changed. We gather the documents, submit the name-transfer applications to each department and follow them up, so bills and notices come to the new owner.

Bank loan assistance
We help prepare the property and personal documents a lender asks for in a home loan or other property loan, check them for errors that could cause delays, and coordinate with the bank. Approval, interest rate and terms are decided by the lender.

Dividing land among co-owners or heirs, or selling part of it (subdivision), needs separate Pattas. We coordinate the survey by a licensed surveyor, verify the documents, prepare and submit the sub-division application, and follow up with the revenue authorities. The decision rests with the authority.

Errors in owner names, extents, survey numbers or the property schedule can cause trouble later. A rectification deed corrects them by agreement of the parties. We help identify the errors, coordinate drafting with your advocate and register the deed at the Sub-Registrar's office.

The Field Measurement Book (FMB) sketch shows a plot's boundaries and divisions as recorded by the Survey Department. We help obtain the sketch and compare it with the title deed, so differences in shape or extent are found early. Any fresh measurement is done by a licensed surveyor.

We identify which regulatory requirements apply to your project across RERA, DTCP, CMDA and related authorities, such as registrations, approvals, environmental or fire clearances and building rules. Property Repatriation / FEMA Paperwork
For NRIs moving property sale proceeds abroad, we help you understand the NRO to NRE and repatriation steps and prepare the documents, such as Form 15CA and 15CB, tax clearance and bank requirements, with your chartered accountant. Limits and procedures are set by RBI and FEMA rules.

Lower Deduction Certificate for NRI Sellers
When a non-resident sells property, tax (TDS) is generally deducted at source from the sale amount. In some cases a lower-deduction certificate can be sought from the Income Tax Department.
