Frequently Asked Questions

How do I get the patta transferred into my name?

After you register a purchase or inherit land, you apply to the Taluk office, or through the e-services portal, for transfer of patta — submitting the registered document, the previous patta, an encumbrance certificate and identity proof. The Tahsildar verifies and issues a fresh patta in your name. Pinewood prepares and follows up the application until the patta is issued.

What is patta sub-division and when do I need it?

Sub-division splits one patta covering a larger parcel into separate pattas for individual portions. You need it when you buy part of a larger land, when co-owners partition jointly held land, or when a layout is formed. It involves a fresh survey and an updated FMB sketch. Pinewood manages the survey, the application and the new pattas.

My land records don't match my registered document — how is that fixed?

Mismatches in owner name, survey number or extent are corrected by applying to the revenue authorities with the registered deed, the FMB and a surveyor's report, and in some cases by executing a rectification deed. Because it can involve the survey, revenue and registration departments together, it is worth having it handled by someone who deals with all three.

What can I do about encroachment on my vacant land?

Start with a fresh survey to establish the exact boundary against the FMB, mark the boundary on the ground, and issue a legal notice to the encroacher. Depending on the response, the next step is a police complaint or a civil suit for recovery of possession and an injunction. What is the difference between a partition deed, a settlement deed and a release deed?

A partition deed divides jointly owned property among co-owners by agreement. A settlement deed transfers property, usually within a family, without consideration. A release or relinquishment deed is one co-owner giving up their share in favour of another. Which one applies depends on your situation, and using the wrong instrument creates problems later.

Do I need to update the patta if I only inherited the land?

Yes. Inheritance does not automatically change the revenue records. Until the patta is transferred to the heirs' names you cannot cleanly sell, mortgage or get approvals on the land. Pinewood handles the legal heirship, the transfer application and the record update.
