Can Pinewood manage my Chennai property while I live abroad?

Yes. Do I need to travel to Chennai to buy or sell property?

Not necessarily. Many NRIs complete purchases and sales through a Power of Attorney holder in India, and we coordinate the local work: property visits, document checks, communication with buyers or sellers, and registration formalities. Whether a Power of Attorney is suitable depends on the transaction, so our panel advocates confirm the requirements before you proceed.

Can property transactions be completed using a Power of Attorney?

Often, yes. A Power of Attorney lets a named person in India act for you on specific tasks such as signing documents or appearing for registration. When it is signed abroad, it typically has to be attested or notarised as required, sent to India and completed with any required stamping or adjudication before it can be used. We help prepare it with only the powers needed and our panel advocates handle the legal formalities.

Which property can an NRI or OCI cardholder buy in Chennai?

Generally, residential and commercial property. Agricultural land, farmhouses and plantation property are generally not permitted for NRIs and OCI cardholders. Rules can change, so our panel advocates confirm the current position for your case.

Can you help verify property documents before I buy?

Can you manage a vacant house or flat?

Yes. For a vacant house or flat we can arrange periodic inspections, look for leakage, damp and other issues, keep utilities and property tax in order where we are engaged to, and send you status updates so you know its condition.

Can you look after a vacant plot I own in Chennai?

Yes. For a vacant plot we can arrange regular visits with condition updates, coordinate the clearing of weeds and debris, and coordinate compound wall, fencing or gate work where it is needed. If the boundary itself is in doubt, we coordinate a survey and FMB check instead of assuming the existing fence is correct, and we can handle building approval and plot regularisation with our panel advocates. Can you find and manage tenants?

Yes. We can help prepare the property, advise on rental value, market it, source and screen tenants, coordinate the rental agreement and handover, and manage maintenance and renewals. Rent is paid directly to you, and we follow up with the tenant on rent when you ask us to. How much of this you hand over is your choice.

Can you coordinate repairs while I am abroad?

Yes. We assess the issue, have the work done by our own team or local contractors, depending on the job and on labour availability at the time, and keep you informed, so you can approve decisions without travelling. This covers repairs such as leakage, plumbing, electrical work and painting, as well as the work needed to get a property ready before renting or selling. Can you help prepare a property before I sell it?

Yes. Preparation usually covers a market study and valuation, a review of title and revenue records (Patta, Chitta and FMB), correcting discrepancies where needed, and any repairs or cosmetic work that help the property present well, done by our own team or vendors we manage, depending on the work and on labour availability at the time. Starting early leaves time to fix record issues before a buyer is involved.

What tax is deducted when an NRI sells property in India?

Tax is generally deducted at source when a non-resident sells property. The rate is higher than for resident sellers and depends on the nature of the gain. In some cases a lower-deduction certificate can be sought from the Income Tax Department. Rules are updated regularly, so our chartered accountants, who specialise in real estate, confirm the current position for your case before you act. We coordinate the paperwork with them.

Can you help with documentation for repatriating sale proceeds?

Yes. Our chartered accountants prepare the tax side, and we coordinate the supporting documents with them and with your bank. Repatriation of sale proceeds is subject to FEMA conditions and limits, and tax has to be dealt with first, so the process depends on your circumstances.

Who handles the legal and tax side?

We do, together with our panel advocates and our chartered accountants, who specialise in real estate. The advocates handle work such as Power of Attorney, document review, legal opinions, building approvals and plot regularisation. The chartered accountants handle tax questions, including tax on a sale, TDS and remitting sale proceeds abroad. You deal with one point of contact at Pinewood, and what applies depends on your circumstances and the current rules.
